Abstract
This study made use of the descriptive survey method wherein an open ended questionnaire served as the primary gathering tool. This study focused in determining the housing needs and preferences of DMMMSU-Open University System and Graduate Studies employees as to the following; (a) What is their preferred house design (b) What is their preferred cost (c) What is their preferred house location (d) What is their preferred housing package to avail (e) What is their preferred assistance (f) What is their preferred mode of payment (f) What is their preferred payment scheme (g) What is their preferred down payment percentage and (h) What is their preferred term of payment.
A total of 36 respondents were surveyed to include all teaching and non-teaching employees of the DMMMSU-Open University System and Graduate Studies. The finding of this study revealed the following housing needs and preferences. The most preferred house design is the bungalow with preferred total cost of P 500,000 to P 750,000. As to location, most respondents preferred their houses to be located within the City of San Fernando, La Union with proximity to their work places as their main consideration. A financed house and lot package is preferred and this shall be paid in installment basis through salary deduction. A 10% down payment out of the total cost of preferred and to be payable within a span of 20 years.
The output of this study is a Three year Marketing Plan as a basis for right choice realty's marketing activities. the marketing plan is centered around four major endeavors namely, (a) Conduct of a market research (b) Site/property acquisition (c) House construction and (d) product promotion.
